Personal POA
Appoint a lawyer or trusted representative to handle disputes over your UAE property, from bringing or defending a case to attending hearings and agreeing settlements.
Personal POA
With a property dispute POA, you can appoint someone to deal with disputes over your property in Dubai or any other emirate, whether they concern rent, eviction or a developer. Your attorney can represent you before land departments, real estate developers, utility providers and any other body involved.
Disputes can take time, so the POA lets your representative act for you throughout, including appointing lawyers on your behalf. We make sure it covers the specific dispute and the committee or court where it will be heard, and the powers listed below are examples rather than a full list.

Property Dispute POA
It is a legal document that lets a representative, the attorney-in-fact, act for you in legal matters concerning property. This includes bringing or defending a court case, negotiating and settling, and handling administrative proceedings before UAE authorities.
It is used when the owner or another interested party cannot take part in the dispute personally, for example because of absence, ill health or living abroad. It may also be part of a legal strategy that calls for someone to represent them before UAE courts or government offices.
It must give clear, specific authority to file or defend property claims, appoint lawyers, attend court hearings and arbitration, sign pleadings, settlements and other legal papers, and collect or enforce judgments and awards. Avoid general wording, because UAE courts require specific authorizations.
No. You can issue it ahead of a possible dispute or for administrative steps, not only once a case is in court. It must, however, expressly cover the legal actions you intend your attorney to take.
Yes, both are mandatory. In the UAE, a UAE notary public notarizes it, in person or online. If it is signed abroad, it must first be notarized in that country, then attested by the UAE Embassy there and again by MOFA, the UAE Ministry of Foreign Affairs, once it reaches the UAE, and it also needs a legal translation into Arabic.
Yes, as long as every property is clearly identified by plot number, title deed and location, and your attorney’s authority is defined for each dispute. UAE courts may reject a POA that is too vague or too broad.
Usually not. Both landlords and tenants can normally be represented by a lawyer or an authorized person.
Not always. Some committees accept an authorized representative, while court proceedings may require a licensed lawyer.
Yes. You can allow your representative to negotiate and sign a settlement, or require your approval first.
