About Eviction Notice

An eviction notice tells a tenant in advance that they must leave a property in Dubai, and it sets out the reason. A landlord can only serve one on grounds that Dubai’s tenancy laws and regulations accept, and the notice period depends on which ground applies.

Landlords who want to end a tenancy have to give formal notice and respect these periods. A notarized notice, delivered through the courts, gives you clear proof that the tenant was informed.

We prepare the notice to accepted standards, arrange notarization with the Dubai Courts Notary Public and make sure it reaches your tenant.

What we take care of

  • Review of the tenancy and the grounds

Common grounds for eviction

Landlords may serve notice for reasons such as these. The list is not exhaustive.

  • Late or irregular rent payments

Eviction Notice

Your questions,
answered.

Can I give an eviction notice before the tenancy contract ends?

Yes. A landlord can serve 12 months’ notice at any point, even while the contract is still running. The tenant does not have to leave until the full 12 months have passed, whatever the contract’s end date.

How much notice must I give my tenant?

It depends on the reason for eviction. In Dubai, many cases require 12 months’ notice.

How should I deliver the notice so it is valid in Dubai?

To be enforceable, it must be sent through a notary public or by registered courier. The Dubai Rental Dispute Center does not accept notices given by WhatsApp, email or word of mouth.

What must a valid eviction notice include?

It should state the full names of the landlord and the tenant, the property address, the legal reason for eviction, the planned eviction date and the provision of Dubai’s tenancy law it relies on. The landlord must sign it.

Can a tenant challenge an eviction notice?

Yes. If the tenant believes the reason is invalid or being misused, for example a landlord who claims to need the property for personal use and then rents it out again, they can bring a case before the Dubai Rental Dispute Center. The center reviews the evidence and decides the outcome.

Can I end a tenancy to sell the property?

Selling the property can be a valid reason in some cases, subject to the notice rules.
